Sales Terms & 5-Year Cabin Warranty
This booklet sets out the terms on which Cove Concepts sells and delivers its kitset cabins, and the 5-year warranty that comes with every cabin.
These Sales Terms & Warranty form part of the contract between Cove Trading Ltd, trading as Cove Concepts (“Cove Concepts”, “we”, “us”, “our”), and anyone who requests a quote, places an order, pays a deposit, or otherwise buys a cabin from us (the “Customer”, “you”). They are referred to on our quotes, order confirmations, invoices, and website.
By asking us for a quote, placing an order, or making any payment towards a cabin, you confirm you have had a fair chance to read this document and that you accept it.

Each part of this document is followed by a short, plain-language “In short” box. These boxes are a convenience only, are not part of the legal terms, and do not override the clause above them if the two ever disagree.
Definitions
“Cabin” or “Product” means the kitset building, cabin, shed, sauna or related goods ordered by the Customer. “Delivery Address” means the site nominated by the Customer for delivery. “Order” means the Customer’s confirmed purchase of a Product, whether placed online, by phone, or in person.

1. Ordering & Payment
Cove Concepts cabins are kitsets. Payment is required as follows:
- The full purchase price must be received before your cabin is dispatched for delivery.
- Where your cabin cannot be dispatched immediately — for example because it is a custom order, awaiting stock, or you have asked us to hold delivery — we may ask for a deposit of 50% of the order.
- If you cancel your order before paying in full, we may deduct a reasonable cancellation fee from any deposit paid, to cover costs we've already incurred (materials ordered, production scheduled, etc.).
- If payment terms aren't met, we may pause production or dispatch, withdraw any discount or promotion applied to your order, and require full payment before doing further work.
- Ownership of the cabin stays with Cove Concepts until it is paid for in full, even after delivery.

2. Delivery & Freight
Delivery dates we give you are estimates, not fixed commitments. We’ll do our best to achieve them, but we are not responsible for hold-ups caused by things outside our reasonable control — supplier or freight delays, material or labour shortages, bad weather, natural disasters, government restrictions, industrial action, port congestion, or similar events.
- Delivery is arranged through independent freight companies. Unless we've agreed otherwise, our freight quote assumes a standard delivery to ground level with a Hiab (crane) truck able to access the site directly.
- Extra costs may apply for failed or repeated delivery attempts, long waiting or unloading times, remote or hard-to-reach addresses, or restricted site access.
- You need to make sure the Delivery Address can be reached by a heavy freight vehicle, and that access is clear on the delivery day.
- If your site can't be reached safely, we may need to deliver to the nearest accessible point instead, at your cost for any additional handling.
- We'll give you an expected delivery window and let you know about any significant changes as they come up.

3. Site Readiness, Permits & Compliance
Cove Concepts supplies kitset cabins. Whether a cabin is right for your section, your intended use, and your local rules is your responsibility to check, unless we’ve agreed something different with you in writing.
- You are responsible for getting and keeping any building consent, resource consent, code compliance certificate, or other approval your council or local authority requires.
- We don't promise that a given cabin design automatically meets your council's district plan, building code, or any other local requirement — these vary by location and by how the cabin is used.
- You're responsible for making sure the finished cabin, its siting, and how it's connected to services suits your ground conditions, climate, and intended use.
- Any plans, drawings, or advice we provide are a general guide only and don't replace advice from a suitably qualified professional (engineer, builder, surveyor, council planner, etc.).
- It remains your job to bring in the right professionals where the law, or common sense, requires it.

4. Self-Assembly & Installation by Others
If you’re building your cabin yourself, or engaging your own builder, you take on full responsibility for:
- preparing the site;
- designing and building suitable foundations;
- ground conditions and drainage;
- assembling and fixing the cabin correctly, including anchoring it to withstand local wind and weather;
- any electrical, plumbing, or other services connected to it;
- meeting all relevant building codes, standards, and consent conditions; and
- ongoing upkeep and weatherproofing once it's built. This includes appropriate painting of the exterior.
Your cabin arrives as a kitset — a set of components that need to be correctly assembled. We are not responsible for problems caused by incorrect assembly, ignoring the supplied instructions, unapproved changes to the design, inadequate foundations, site conditions, missing consents, or work carried out by you or any contractor you engage.
If we suggest or introduce you to a builder, installer, or tradesperson, that’s a courtesy only — we don’t take responsibility for their work, quotes, or conduct.

5. Receiving Your Cabin — Inspection & Risk
Please check your cabin as soon as it’s delivered. Any visible freight damage, missing parts, or shortages should be noted on the delivery paperwork and reported to us straight away.
Check all the components within 14 days of delivery. Claims about missing or incorrect parts made after that window may not be able to be actioned.
Risk in the cabin passes to you the moment it is unloaded at the Delivery Address (or collected, if you’re picking it up). From that point, you’re responsible for unloading it safely, site access, storing it, keeping it secure, protecting it from the weather, and general handling.
We aren’t responsible for loss, damage, theft, weather exposure, or deterioration that happens after risk has passed to you, except where it results from a manufacturing fault we’re responsible for under our warranty.
Minor cosmetic marks, and natural characteristics of timber — such as movement, shrinkage, swelling, grain variation, or knots — are normal and are not treated as defects.
Where we confirm a genuine manufacturing fault, missing part, or supply error, we will, at our choice, repair it, replace it, or refund the value of the affected part. We are not liable for indirect or consequential costs (like loss of use, alternative accommodation, or lost income) arising from a fault, beyond what New Zealand law requires.

6. The Cove Concepts 5-Year Warranty
Cove Concepts warrants to the original purchaser that, for 5 years from the date your cabin is delivered, the structural timber components will be free from manufacturing defects in materials and workmanship, subject to the conditions in this document.
- To keep this warranty valid, exterior timber must be painted, stained, or sealed with a suitable weatherproof product within 4 weeks of delivery, and properly maintained afterwards. We recommend 3 coats for the exterior. Eg, primer and 2 x top coats.
- The warranty covers manufacturing defects only. It does not cover damage from misuse, poor maintenance, incorrect assembly, unauthorised modification, extreme weather events, normal wear and tear, or natural timber characteristics described in Part 5.
- To make a claim, you must notify us in writing within 5 years of delivery, describing the issue and providing reasonable evidence (photos, purchase details, etc.).
- Where a claim is accepted, our only obligation is to repair, replace, or refund the value of the affected component, at our choice.
This warranty sits alongside, and does not reduce, any rights you already have under the Consumer Guarantees Act 1993, the Fair Trading Act 1986, or other New Zealand consumer law.

7. Liability
You agree to cover Cove Concepts for any loss, claim, or cost arising from your misuse of the cabin, failure to follow supplied instructions, unauthorised changes to it, incorrect assembly or installation, failure to obtain required consents, or the actions of anyone you engage to work on it.
To the extent the law allows, Cove Concepts is not liable for indirect or consequential loss (such as lost income, lost use, or costs of alternative accommodation) arising from your Order.
To the extent the law allows, and subject always to any rights that cannot be excluded under New Zealand consumer law, our total liability to you in connection with an Order is limited to the price you paid for the affected Product.
Nothing in this document excludes, limits, or modifies any right or remedy that cannot lawfully be excluded, limited, or modified under New Zealand law.

8. Our Brand & Designs
All Cove Concepts trade marks, names, logos, plans, drawings, product photography, marketing material, and website content belong to Cove Trading Ltd or its licensors. Buying a cabin doesn’t give you any ownership or licence over this material beyond using it for your own cabin.
You may not copy, resell, publish, or otherwise commercially use our designs, plans, or branding without our written permission. This doesn’t stop you sharing your own plans or photos of your finished cabin with a builder, council, or friends.

9. General Terms
No waiver
If we don’t act on a breach of these terms straight away, or ever, that doesn’t mean we’ve given up our right to act on it later.

10. Cancellations & Returns
Because Cove Concepts cabins are kitset cabins, we generally don’t offer refunds or returns simply because you’ve changed your mind, ordered the wrong option, or no longer need the cabin. Cancellation fees under Part 1 may apply.
This doesn’t affect any right you have under New Zealand consumer law, including where a Product is faulty or not fit for purpose.

11. Governing Law
This document is governed by the laws of New Zealand, and both parties submit to the non-exclusive jurisdiction of the New Zealand courts.
